What can Help for Homeowners do for you?
You may apply to have your loan modified, payments temporarily lowered and foreclosure (if any) stopped and your payments restarted, very often at a much lower interest rate.  Most past due amounts, if any are added to the end of your loan so you generally will make regular level payments for a set term. To qualify, your lender or servicer will likely require you to prepare and file financial income and expense statements, a hardship letter explaining why you are requesting assistance and why you fell behind, and to submit documents including paystubs, tax bills and W-2 forms in order to consider your request to modify your  loan. We meet with you and prepare the financial statements with you based upon your particulars for a flat filing and preparation fee of $250.00 fee. If you wish, we can then submit these to your lender for you and provide copies to you.  If needed, we can assist in obtaining any needed documents such as W-2 and tax forms, property tax bills and copies of insurance policies. We do not purchase homes or make any changes to your ownership. Beware of anyone offering to “buy” you out of foreclosure or who “guarantees” anything. We run your scenario through our own home loan qualifier software to estimate your eligibility, but the final decision rests with your lender/service.

Can't I do all this on my own?
Absolutely! However you should be aware that if the Financial Statements are not properly prepared, the lender may deny your request and if you are facing foreclosure, they may force a “short-sale” or foreclosure and ultimately remove you from your home.
